Walk the delivery route separately. Identify where a delivery vehicle could stop, how goods enter the unit and where packaging or waste would be handled. A beautiful sales floor does not solve an awkward daily operating route.

Request the proposed lease terms, expense responsibilities, delivery condition and improvement process. Discuss how business hours, permitted activities, maintenance and signage are addressed in the documents. Have the relevant advisors review the actual proposal; a marketing summary cannot answer every operating question.
